THE PROCESS:
Discover a Homesite
When choosing the site of your new home, it’s vital to take into account the slew of factors that can influence construction. The simple fact is, most building sites are going to require at least some improvements to become build ready. Our team of land development experts is ready to survey your land and give you the optimal course of action. The objective is to keep the expenses associated with preparing your site for your new home as minimal as possible.
Pre-Construction
One of the most important factors in a successful new home build is pre-construction preparation.
Investment Analysis
Understanding what options and features you can fit into your budget is a huge piece of the puzzle when building a new home. Unlike most companies, during this process, you will be working directly with the builder. This gives you the chance to express your vision for the home directly to the source. No middleman means your wishes won’t get lost in the shuffle, and you receive a quote we fully stand behind.
Homesite Development
No two home-sites are exactly alike, each piece of land is going to have its own unique set of challenges. Typically, it’s safe to assume there will be an initial investment of $30,000 – $45,000 for roughly a ½ acre of site development. We oversee most site related activities and you will receive an itemized budget of the associated expenses.
Financing
When it comes to funding your new home build you have a few options. These include a construction-only loan, construction-to-permanent loan, or you can pay cash. You will need to secure your construction loan before the project starts. The construction loan will be used to fund your new home build and the purchase of your site.
Purchase Agreement
The final stepping stone towards the commencement of your new home is the Purchase Agreement. Once you’ve arrived at this step, the majority of the hard work is behind you. You’ve approved the land development, placement of your home, and design of your home. All that’s left to do is sign!
Selection Meetings
Now it’s time for the most enjoyable part of the new build process. Armed with our generous allowances you’ll visit our partners to make the selections that will define the style for your new home. At this time you’ll be choosing the cabinetry, granite, tile, flooring, electrical and plumbing fixtures to be utilized in your home.
Construction
The time has come to begin constructing your new home. As construction of your new home progresses we’ll keep you in the loop with phone calls, emails, and photos.
Site Meetings
When certain checkpoints are hit in the construction of your home, we will schedule site meetings to ensure a smooth build. An example of a site meeting would be an electrical walkthrough.
Site Visits
The construction of your new home is a very exciting time. Simply give us a call and we’re happy to meet you on-site to check out the progress of your new home.
Closing
Final Walkthrough
We’ve arrived at the finish line! Your dream home is now complete, now it’s time to get educated on how it operates. The builder will accompany you on a tour of your new home showing you everything you need to know. This is also a great time to take stock of any touch-ups. Typically, these items will be taken care of before our settlement meeting.
Settlement
The procedure for finalizing your new home on your own land is a little bit different than if you were to build in one of our communities. Since you own the land and have funded construction via a construction loan, all we need to do is hand over the keys in conjunction with your settlement package. After reviewing, all that’s left to do is sign off and it’s a wrap!
Post Closing
Your First Year
Just as important to us as building a beautiful home, is the customer service we provide after your home is built. Around the end of your first year, we return to your home and take care of any items covered under your one-year warranty.
Warranties Beyond One Year
In addition to our extensive one year warranty, you receive generous manufacturer warranties on the products utilized in the building of your home. Please refer to your settlement folder for more information on these warranties.
